Please note that we no longer charge prospective tenants for referencing, agreement costs or check out costs. The below fees are in line with the Tenancy Fee Act 2019.
Rents do not usually include Council Tax, water charges or standing charges for electricity, gas or any telephone connection. If any are included then it will be shown on the property details.
A refundable holding deposit of no more than one week's rent is required to demonstrate your commitment to renting the property whilst referencing takes place subject to the Landlords approval. All referencing is subject to the Landlords approval.
The landlord has 15 days from the date the holding deposit is taken to make a decision as to whether they agree to let the property to the prospective tenant.
If the tenancy does not proceed the holding deposit must be repaid within 7 days of the 15 day deadline if it is the landlord's decision not to proceed.
Repayment in full is not required if:
- the tenant decides not to proceed;
- the tenant fails the right to rent checks;
- provides false or misleading information; or
- where the landlord tries their best to get the information required and the tenant fails to provide it within the 15 days.
If the tenancy does go ahead, the holding deposit is used towards the first months' rent.
Deposits will be limited to [up to] 5 weeks rent for tenancies where the annual rent is below £50,000. The security deposit is registered by us to protect the security deposit. This is to be paid by the tenant on or before the day of signing.
Unpaid Rent: Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please note: This will not be levied until the rent is more than 14 days in arrears
Lost Key(s) or other Security Device(s): Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).
Variation of Contract (Tenant's Request): £50 (inc. VAT) per agreed variation. To cover the costs associated with taking landlord's instructions as well as the preparation and execution of new legal documents.
Change of sharer (Tenant's Request): £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord's instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution.
Early Termination (Tenant's Request): Should the tenant wish to leave their contract early, they shall be liable to the landlord's costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
