1. Market Appraisal

The first stage of selling your home is to get your property valued. Market appraisals are free of charge and usually take around one hour to carry out. The market appraisal will be conducted by one of our experienced sales team who will be very happy to answer any of your questions and offer advice about how best to present your home to maximise the price that may be achieved.

2. EPC & Floor Plans

In 2008 it became law for all homes (except listed properties) marketed for sale or to let in England and Wales, to have an energy performance certificate (EPC). EPCs tell you how energy efficient a building is. Each home is given a rating from A (very efficient) to G (inefficient). We can organise for a qualified third party assessor to undertake this on your behalf. It is recommended that this is done at the earliest possible opportunity as it is required before marketing of your home can commence.

3. Marketing Your Home

To market your home effectively we like to have a good selection of high-quality photographs. We are happy to revisit your home as many times as necessary to ensure we present your property in the best possible light. We want to ensure your home stands out from the crowd, which is why we believe a professionally printed marketing brochure with detailed floor plan can and does make a difference. You will receive a draft of the details for approval before publication. We do not charge additional fees for our standard photography, floorplan and brochure package, this is all part of the service you receive.

Whilst we are waiting for the approval of brochures we will contact our database of qualified applicants. Your property will feature in the shop window of our office in Dorchester town centre, in prime local publications such as the Dorset Echo and Dorset Living magazine and importantly on numerous websites including Rightmove, Zoopla, PrimeLocation as well as our own.

A For Sale board outside the property generates a lot of enquiries from passing prospective purchasers, however, the choice of whether to have one is yours.

4. Viewings

One of our experienced sales staff will always accompany prospective buyers on viewings, however, if you wish to undertake your own viewings please do let us know. We would organise all viewings at a time to suit you and would supply you with feedback very shortly after they have been carried out.

5. Offers

We are obliged to report all offers to you. These offers are always accompanied by any relevant chain information, financial information and whether or not the applicants are able to proceed. We will make a recommendation at this stage, if you require, however, the final decision is down to you as to whether to accept an offer or not.

6. Solicitors

Solicitors can play a big part in ensuring the transaction of a house sale is successful. If you already have a solicitor with whom you have a good working relationship then appointing them may be your best course of action. If not we would be very happy to recommend one based on our own local experience. One of the main causes of failed sales is badly handled conveyancing so the choice of solicitor is important. We will work very closely with them to ensure progress is made and deadlines are met.

7. Progress of Sale

In a recent survey sent to vendors and buyers that we worked with, the sales and sales progression service that we provided was rated as excellent. Communication and customer service is absolutely key, we will endeavour to keep you regularly informed every step of the way.

8. Exchange and Completion

Exchange of contracts in the legally binding process whereby a deposit for the property is paid by the buyer and a completion date is fixed.

Once solicitors on both sides of the sale are satisfied with the answers to all their enquiries, and mortgage offers have been received, it will be time to exchange contracts. At this point, the deposit on your current property is required from the purchasers and a date of completion is agreed.

On the day of completion, the keys of your home will not be released to your buyer until we have been notified by your solicitor that the full payment has been safely received. Our sales team will keep in touch with you throughout the process and will determine at this point who is going to hand over the key on completion day to your buyer.
