1. What is exchange of contracts?

Ultimately this is when each party ends up with a contract signed by the other party. This is when the sale becomes legally binding. Usually a completion date is agreed at this point.

2. What is completion?

The transfer of monies takes place and you receive your keys to your new home.

3. What is conveyancing?

Conveyancing is the legal process when buying or selling a property and is the act of transferring the title of property from one person to another.

4. How long will it take to complete the purchase?

Ordinarily we would expect a straight forward purchase to complete within eight weeks of the purchase being agreed and solicitors being instructed. However there are certain circumstances that can delay or speed up the purchase of your home. 5. Can a seller withdraw from an agreed sale?

Unfortunately until exchange of contracts the seller or indeed the buyer can pull out at any time for any reason.

6. What items must a seller leave in the property?

Usually a list of fixtures and fittings that the vendor is willing to include in the house price is provided before the sale is complete. These agreed items must then not be removed from the property. A seller can take most everything from a property is they wish including carpets and light fittings.

7. When should I start looking at properties to buy?

If you do not have a property to sell you can start looking anytime! Otherwise we would advise you begin your property search when you have accepted an offer on your property. This increases the likelihood that any offer you make on a property will be accepted. However there is no harm in browsing before this time.

8. Should I have a survey?

When you are purchasing a home your mortgage lenders will carry out a valuation to assess the value of the property compared to the loan amount you have requested. Many purchasers feel that this is enough; however it is prudent to have a more detailed survey carried out to advise you on the condition of the property. There are two main types of survey, these are:

Homebuyer Survey - This will give you a general idea of the condition of the property, alert you to any problems the property may have and any issues that need immediate attention.

Structural Survey - This is a more extensive and complete survey and will be suitable for any property.
