Tenant Information

Rents are normally exclusive of Council Tax, water charges and standing charges for electricity, gas and any telephone connection. If any of these are included within the rental this will be stated on the full property particulars. Prior to commencement of the tenancy one month's rent is payable in advance, in cash, together with a security deposit which at minimum will be equal to one month's rent, plus £100. A personal cheque can be accepted for the security deposit.

An administration fee is payable by the tenant on completion of the Tenancy Application form. This includes a charge to meet part of the costs of preparing the Tenancy documents. This is not a registration charge.

Where applicants have viewed a property and wish to proceed with a Tenancy and the Agents and/or owners are prepared to tentatively offer this, the prospective tenants are requested to lodge an additional sum amounting to 50% of the monthly rent (subject to a minimum figure of One Hundred and fifty pounds) with an Agent as an indication of their firm intent. We would then proceed to take up references and prepare any relevant Notice and Agreement. Once we have received this sum applications would not be considered by any other party. Once a Tenancy Agreement has been signed the amount initially received would form part of the sum required at the commencement of the tenancy.

If for any reason the Agents or the Landlord withdraw the tentative offer of a tenancy the initial payment will be refunded in full unless the applicant had withheld relevant information or furnished information that was found to be false and misleading. Should the applicant withdraw without good reason the sum held will be used to defray any costs incurred or consequential losses arising.
